About this Role

The Real Estate Portfolio Specialist supports the management and optimization of Quanta Services' global real estate portfolio. This role is responsible for executing and advising on portfolio activities across operating units, including lease transactions, acquisitions, dispositions, and portfolio analytics. The position partners closely with internal stakeholders and external service providers to ensure consistent execution, compliance with company policies, and alignment with enterprise real estate strategy.

What You'll Do

• Supports the administration and optimization of Quanta's global real estate portfolio, consisting of approximately 1,500 properties across operating units.
• Serves as a subject matter resource for real estate portfolio management, including lease administration, contract review, negotiations, and due diligence.
• Coordinates and executes real estate transactions, including property purchases, new leases, renewals, extensions, and terminations in alignment with operating unit needs.
• Partners with operating unit leadership and designees to define space requirements and support delivery of leased facilities, including build-out coordination.
• Reviews and analyzes portfolio activity to identify co-locating opportunities, efficiencies, and alignment with enterprise strategy.
• Supports real estate aspects of mergers and acquisitions, including due diligence, transaction support, and post-acquisition integration of assets.
• Coordinates post-acquisition onboarding of real estate assets into Quanta systems and processes.
• Works with third-party brokers and service providers to support transaction execution and ensure service quality across operating units.
• Reviews and supports negotiation of leases, purchase agreements, and other real estate-related documents in coordination with Legal.
• Ensures all real estate transactions comply with company policies, procedures, and internal controls.
• Assists in identifying risks, issues, and trends within the portfolio and communicates findings to leadership.
• Contributes to the development and standardization of processes, tools, and best practices to support scalability across the enterprise.
• Maintains strong cross-functional relationships with Treasury, Legal, Accounting, and operating units.

What You'll Bring

Required Education and Experience
• Bachelor's degree in Finance, Economics, Real Estate, or Business.
• 5+ years of relevant real estate experience, preferably supporting multi-site or enterprise portfolios.
Preferred Education and Experience
• Experience working with decentralized operating company structures.
KNOWLEDGE / SKILLS / ABILITIES:
• Strong understanding of commercial real estate transactions, lease structures, and portfolio management.
• Ability to operate effectively within a decentralized organizational structure.
• Strong analytical, organizational, and problem-solving skills.
• Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook).
• Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
